When most people begin looking for a home, they head straight to Zillow or wait for something new to pop up on the MLS.
What many people don’t realize is that some of the most special homes are never publicly listed at all.
After nearly 30 years helping families buy and sell homes throughout Paradise Valley, Arcadia, Scottsdale and the Camelback Corridor, I’ve learned that real estate is about far more than what’s online. It’s about relationships. It’s about trust. And sometimes it’s about knowing a homeowner who simply isn’t ready to put a sign in the yard—but would sell if the right buyer came along.
Some of the most meaningful transactions of my career have happened exactly that way.
Why Would Someone Sell Without Listing Their Home?
Every seller has a different story.
Some have lived in their home for decades and value their privacy. Others aren’t quite ready for the disruption of open houses, photography and constant showings. Some simply want to explore their options before making a public commitment.
In many cases, it isn’t about finding a buyer.
It’s about finding the right buyer.
When that happens, everyone wins.
How Do Buyers Find Off-Market Homes?
There isn’t a website full of off-market properties.
Access comes through relationships that have been built over many years.
After decades in these neighborhoods, I’ve had the privilege of getting to know homeowners, families, neighbors and fellow agents. Those conversations often begin long before a home is officially for sale.
When I know exactly what a buyer is looking for, I can often have conversations that simply aren’t possible without those longstanding relationships.
That’s why I always encourage buyers to start the conversation early—even if they’re months away from making a move.
One of My Favorite Recent Sales
One of my favorite recent transactions never made it to the public market.
We connected a Scottsdale family searching for their next home with owners who had lovingly cared for their property for decades.
7446 E Vista Drive, Scottsdale
4 Bedrooms
3 Bathrooms
2,487 Square Feet
Sold for $1,900,000
Vista Bonita is one of those neighborhoods that people rarely leave.
Hidden away on the eastern edge of Paradise Valley with only one way in and one way out, it’s the kind of place where neighbors know each other, children still ride their bikes until dusk, and summer lemonade stands haven’t disappeared.
Helping one family close a cherished chapter while another began theirs is exactly why I love what I do.
Why Off-Market Matters
For buyers, off-market homes can open doors to properties they may have never known were available.
For sellers, they offer privacy, flexibility and the opportunity to move on their own terms.
More than anything, they remind us that real estate isn’t simply about listings.
It’s about people.
It’s about relationships.
And it’s about understanding a community well enough to know what may be possible before everyone else does.
If you’re thinking about buying or selling in Paradise Valley, Arcadia, Scottsdale or the Camelback Corridor, I’d love to have a conversation. Sometimes the perfect home isn’t online.
Sometimes it’s simply waiting for the right introduction.
